Telltale signs that the project is structured for failure:
- Incompatible Contracts – from consultants through to trade/subcontractors, vendors and suppliers, incompatible contracts are a telltale sign that the contractual framework of a project was destined to fail. When being retained to recover and complete projects during the course of construction, we often encounter projects with not only incompatible contracts but no contracts at all.
- Poor Communication – communication protocols should be established early and maintained throughout the life of a project. All project participants should have a clear understanding of roles and responsibilities to ultimately ensure accountability. Often retained mid-project, we commonly encounter projects where no communication protocol has been established. The lack of clarity often leads to delay and disorganization.
- Lack of Contract Administration – construction managers, project managers and owner’s representatives must understand the contracts they are administering. Often retained to analyze the cause of severe delay and cost overrun towards the end of projects, when interviewing project participants, it never fails to amaze us the number of times we have heard “we have not read the contract” or “we have not read the project specifications”. In addition, supplementary conditions utilized today often have page counts in excess of the “standard contract” versions themselves making it extremely difficult for inexperienced project participants to manage.
- Over Certification of Contracts – we are commonly sought after to review the status of projects that are extraordinarily mismanaged and overbudget. We often see applications for payment submitted with inadequately prepared schedule of values and payments processed monthly until Owners and Developers realize the contract certified and paid at 90% is only 50% complete despite the involvement of Past Certifiers, Cost Monitors and other’s retained to assist with project and cost control.
- Inadequate Documentation and Tracking – Whether it be Project Schedules, RFIs, Submittals, Daily Logs, Project Photographs, BIM Models, Punch Lists, Drawing Coordination or Document Versioning, many General Contractors, Construction Managers and Subcontractors just get it wrong. We utilize the latest in cloud based Construction Management software and often have to implement project controls mid-project for our Client’s delayed, distressed, disturbed and/or dysfunctional projects.
